INTRODUCTION
Anyone who has been to the area will have seen the mini-buses full of prospective buyers being herded around the various sites – this is not our style!

We transport couples or individuals in comfort, and at your own pace to the property’s that you really want to see and not what other Company’s want to sell you. We provide regular progress reports via email or post updated pictures, maintain contact with builders, follow up any queries you may have and above all to be there to support you every step of the way.
As well as showing you properties in the well know areas on the Costa Blanca, we can also show you property in beautiful unspoiled areas. You will have the choice of New Properties.
If you have visited Spain before you will be aware that the choice of property is vast and varied. For several years now there has been continuous development in areas close to the coast and it’s fair to say that virtually every taste has been catered for. However we believe that this would just serve to confuse you. We prefer using our experience to find properties that fit the criteria you set. The properties that are available change all the time so we will research the availability that most closely fits your criteria prior to your arrival.
To ensure that you are not disappointed in finding your ideal property we would ask you to send us a few simple guidelines.

HOW MUCH CAN YOU REALISTICALLY SPEND?

You need to consider this very carefully, as we will only show you properties within your price range. It would be a waste of everyone’s time to show you properties costing more than the price range you give us. Remembering to allow 11% on top of purchase price for Taxes and Legal fees. Most new properties have a basic furniture package included in the price, which is sometimes possible to upgrade.

WHERE WOULD YOU LIKE YOUR PLACE IN THE SUN TO BE?,
Would you like to be near the beach or nearer the countryside? Do you Like Mountain or Sea views? Is it important to you to be near a golf course or in a town? What size plot would you like, do you require a private pool or prefer a communal pool? Would you like to be able to walk into Town or happier being a short car drive away? Will you want to rent your property out?

WHAT TYPE OF PROPERTY WOULD YOU LIKE ?
First you need to decide how many bedrooms you will need. How many bathrooms – it’s quite feasible to have 3 bedrooms and 3 bathrooms or 2 bedrooms and 2 bathrooms and so on but remember the more you have the more you pay. The basic will usually be 2 bedrooms and 1 bathroom.
Do you require a Detached or Semi Detached Villa, Apartment, Town house or Finca (these are older Spanish houses with a fair amount of land). Which ever you decide, we will take the time to make sure that you get the very best deal possible.

PURCHASE PROCEDURE
Once you have chosen your place in the sun we try to make the purchase process as simple as possible. If you are buying a new property you will sign a contract with the builders and they will give you an estimated completion date. This is usually between 3 and 18 months depending on their work schedule.
We should point out that, when you sign the contract, the price is fixed and even though property prices are usually going up, this is the price you will pay on completion. When you sign the contract you will also have to pay a deposit which varies from builder to builder. The minimum is about £2000 up to 10% of the purchase price. You will then agree a payment schedule in the contract and usually you will have to pay 25% one month after paying the deposit and a further 25% another month later. The balance is payable on completion of the property.
You will also receive a list of optional extras, which you can choose from; for example a popular choice is security grills, upgrade water heaters and other options depending on the builder. You are under no obligation to purchase these extras from the builder as it may be more beneficial (and we always recommend) for you to purchase elsewhere.
If you are buying a resale property you will pay a deposit of up to 10% and agree a timescale for completing. The balance will be paid to the vendor, in front of the Notary with a translator and legal representative.
We can arrange for someone to carry out the legal aspect of property purchase, a Spanish Bank account, a foreigner’s identification number and, where necessary, translation at low cost. The important issue is that all of this is carried out professionally to give you peace of mind.

WHAT WILL PREMIER VILLAS PROPERTY DO FOR YOU?

WELL WE WILL BE THERE FOR YOU EVERY STEP OF THE WAY.
We appreciate that time is valuable and that a holiday to Spain is not usually a good time to spend looking around for a home. Many people find that the first time they come to Spain it is difficult to get a feel for the area in which they wish to settle and purchase their home.
For this reason we invite you to come on one of our inspection trips. These normally take around 3-4 days, during which time we will have been able to show you around the area, allow you to relax and also show you some properties which we feel will be of interest to you. Our inspection trips are tailor made for you and are only conducted on a personal one to one basis. You will not be taken to see properties with other clients as we believe in complete confidentiality.

We can arrange self catering or bed/breakfast accommodation for 3/4 nights. You will be expected to pay for your own flights and accommodation. The reason for this is because we do not want you to feel under any obligation or pressure to buy from us. But if you do buy from us we will refund your flights and accommodation expenses. We would recommend that you have at least 4 days and make a short holiday of it here rather than rush around in a few days. However if you are limited for time we can accommodate a shorter visit. You may want to return and have another look and it will be our pleasure to do this. You will be escorted in comfortable, air-conditioned cars.

As previously said once you have completed the initial transaction we will give you monthly updates on the progress of a new property and send you pictures as it develop.
This will be by email, post, fax or telephone. If you have any enquiries or issues we will be pleased to follow them through for you. Finally, when the big day comes, we will be with you to complete the transaction.
If you would like to check on the progress for yourself (you will, believe me - we've been there ourselves) we will be happy to meet you and, if you wish, arrange accommodation, etc.

Buying a home in Spain is a simple and straight forward process and you should never feel under pressure to make a commitment or sign a contract. We only want satisfied customers who would gladly recommend us to others.
 

There is no pressure to buy and no obligation will ever be inferred on your viewing trip. All we ask is that clients who join us are serious about buying a property and have the finances to proceed IF AND ONLY IF they see a property that suits their needs entirely.
Buying a new property is very simple with convenient stage payments that are tailored to suit your own financial circumstances.

Our properties are in great demand at the moment and a deposit will reserve and remove your chosen property and plot from the market and the price of that property will be fixed in Euros. This means that you will not have to pay any price increases, which could be implemented by the developers before your completion date and clients who are purchasing at the moment will undoubtedly benefit from a quite exceptional exchange rate.

Buying overseas raises a lot of questions, below is some information that you may find helpful.

INFORMATION AND DOCUMENTS REQUIRED FOR BRITISH NATIONALS BUYING PROPERTY IN SPAIN

Passport and 4 Passport Photographs
Proof of UK Address, Driving licence or Utility bills
UK Bank Account details Account Number
Sort Code and Address of Bank
Telephone and Fax number of Bank
N.B. It is recommended that you notify your UK Bank that you may wish to buy a property in Spain, and that they may be requested to transfer monies to your new bank account in Spain. This will then allow you to sign the necessary forms in Spain to transfer the funds to the Spanish bank.

If you intend to use a credit card for the payment of the deposit please check with the credit company that sufficient funds can be withdrawn.

Securing the property of your choice.

This will require a deposit to be paid.

The initial Deposit on New Build would be a minimum 3000 Euros and is non refundable.

(At the exchange rate of 1.45 this would be £2069)

The Deposit on Re-sales could be up to 10% of the purchase price.

Spanish mortgages are available through reputable companies up to 70% of the assessed value of the property and for periods of up to 15 years. To obtain a mortgage the following documents are required:

Passport (for first-time buyers in Spain) or N.I.E. number.
The last 3 payslips or last 12 months accounts if self-employed. Last P60.
If a married couple, a copy of the marriage certificate.
A copy of the last UK bank statement.
Details of the property to be purchased.
For those intending to buy a Spanish Home it is advisable to allow an additional 11% of the purchase price to cover the costs for the purchase process. I.e. (Legal charges, Taxes, etc, etc.)
